The King of Queens is now the King of Delray Beach! - News

Comedian Kevin James has been reported to be a buyer of a Delray Beach Mansion on Ocean Blvd by the Palm Beach Post.
King of QueensThe Post states that sources say that Kevin James purchased 502 N Ocean Blvd for $18.5 million dollars.  The Estate has a reported floorplan of 25,834 sq. ft. that sits on 1.8 acres directly across from the beach.

Broward County over the past 12 months has seen 19,412 Condominium Sales from July 2011 to July 2012.  This data is showing that the average condominium in Broward County has seen a 5 to 8% increase over the past 12 months.  This price trend has taken place in a steady sales environment which has seen 1200 to 1800 sales each and every month.

President Obama visits the top 1% in Palm Beach County - News

President Obama visited Palm Beach County Florida this past week and stayed overnight in the town of Manalapan.  Due to the recent press from the President’s visit we decided to look into the home price trends for the town of Manalapan.  Manalapan is a wealthy small coastal town in Eastern Palm Beach County nestled between Lantana and Boynton Beach.   In fact, as of the President’s stay if you wanted to look at a home in Manalapan, the average listing of available property is $10,727,623!  Okay, so you’re not in the market for the average property and would like to trade down and purchase something small.   You’re in luck; the lowest available home in Manalapan is only $1,825,000!  Yes, you need to be a big time player to reside in the town of Manalapan.  The top of the market is very pricey and represents homes priced from $25,000,000 to $29,500,000.

Coral Springs Home Sales Improving! - News

The city of Coral Springs has seen a strong improvement over the past 24 months showing stable price trends with an increase in sales volume and declining inventory.  The average single family residential property in Coral Springs over the past 18 months has hovered between $265,000 to $275,000.  The sales  volume has increased in 6 month intervals over the past 18 months.  12 to 18 months ago the 6 month period saw 400 units move, 12-6 months ago saw 600 + units settle while in the past 6 months there has been close to 500 units settle.  The home sales data for the Coral Springs Single Family Residential Market is viewed as generally positive; however the sales prices have dropped about 4% in the past 6 months.  This may be a sign of weakness exiting the summer season and should be closely monitored to ensure that this is not the beginning of a changing trend.

Bank offers 6-figure loan discounts for South Florida Homeowners - News

Eligible Florida homeowners will begin getting notices this week about a Bank of America push to reduce their loan balances, and the discounts have been doozies.

The average nationwide price cut for an initial group of 5,000 approved homeowners was about $145,000 per borrower.

The plan, part of a $25 billion settlement among lenders and state attorneys general, is targeting 200,000 underwater homeowners nationwide, with the highest concentrations in California and Florida.
While Bank of America officials caution that not every homeowner should expect a loan reduction of $145,000, they predict an average savings of 30 percent on monthly mortgage payments.

A few need more time to find another place because the sales happened so fast, while others want to remain through the school year. Whatever the reason, small but growing numbers of sellers are striking these deals because the improved market means buyers don't have as many alternatives, real estate agents say.

South Florida income growth to outpace rest of Florida - News

South Florida is expected to outpace the state in personal income growth with the help of surging tourism and international trade, according to a new economic report released Friday by the University of Central Florida.
Personal income in Miami-Dade, Broward and Palm Beach counties is projected to grow 4.2 percent in 2012 — more than the state's estimated 3.9 percent increase, said Sean Snaith, author of the quarterly report that is published by UCF's Institute for Economic Competitiveness.

South Florida's strong rate of personal income growth is expected to help the state outperform the national average for first time since 2006, the institute predicted. Even better years are ahead for South Florida and the rest of the state, Snaith predicted.

"Although the recovery has been moving at the speed of a tortoise, rather than that of a hare, we all know who wins the race in the end," Snaith quipped in his report.

High-profile Boynton condo in foreclosure suit


— The high-profile Promenade condominium in downtown Boynton Beach was sued for foreclosure Friday in Palm Beach County Circuit Court, according to a statement by the developer.
Boynton Waterways Investment Associates, the Promenade's developer, said the "friendly" foreclosure was on the unsold units in the downtown condominium, a twin-tower, 14-story project. Only about a quarter of the condo's 318 units have been sold since sales began in May 2010. Units start at about $160,000. The property is on Federal Highway and Boynton Beach Boulevard.
The statement did not identify the entity filing the foreclosure, but according to Gary Nagle, an attorney representing buyers suing the Promenade, the plaintiff is Wells Fargo Bank, which was disclosed during a court hearing this week.

Analysts at the online real estate database Zillow are declaring just that for Palm Beach, Broward and Miami-Dade counties in a report to be released today that shows tri-county home prices bottomed out in the latter part of 2011.
